An Accessory Dwelling Unit, abbreviated as ADU, refers to an extra residential space located on your property, typically situated in your backyard. ADUs have gained popularity as home extensions due to their flexibility in customization to suit your specific requirements.


In September 2023, the Phoenix City Council approved new rules to allow one ADU in all single-family residential properties for which the yard size and other parcel characteristics make them permissible. Prior to that approval, it wasn’t allowed to add an ADU, unless the zoning was for Now, you can build an ADU in the back of your home even if the zoning is for a single-family only

DESIGN OPTIONS

This phase is about creating the ADU's design and layout:

SECONHOME has some design options, pre-approved by CIty of Phoenix Work. Saving our clients a lot of time and money. We also could customize options that meet your needs and preferences.

If you need a custom Design, SECONHOME will generate the necessary's Construction Documents required by the Municipality and will submit submited **Blueprints and Plans:** Once you've finalized the design, your consultant will create detailed blueprints and plans that adhere to local building codes and regulations.

PERMITTING

Before construction begins, obtain the necessary permits and approvals:

- **Permit Applications:** With the help of your consultant, prepare and submit the required permit applications to your local authorities.

- **Approval Process:** Work with the permitting department to address any questions or modifications needed for permit approval.


Once you have the permits and financing in place, construction can commence:

- **Site Preparation:** Clear the designated area, if needed, and prepare the site for construction.

- **Construction Stages:** The builder will follow the construction plan, from foundation to framing, utilities, and interior work.

- **Inspections:** Local building inspectors will visit periodically to ensure the construction meets safety and code requirements.

- **Finalization:** After inspections are passed, the ADU is completed, and final touches, such as landscaping or interior finishing, are done.
